XChange is a $40 million, 22-story mixed-use tower planned for a vacant lot at 72nd Street and Exchange Avenue in Chicago's South Shore neighborhood, near the South Shore Cultural Center. Developed by a team of five Black developers under Model of Transformation Design and Development, the project is designed as an equitable transit-oriented development with 153 residential units β 80% market-rate and 20% affordable β along with ground-floor retail and a restaurant at the top.
The project was first announced in January 2023 and has garnered significant community support as a neighborhood-led development. Plans include a pool, balconies on every unit, and easy access to the Metra Electric line. The South Shore location offers proximity to the lakefront, the South Shore Cultural Center, and the 71st Street commercial corridor.
