The Rundown

The Regatta was one of the first towers completed in the Lakeshore East master plan, opening in 2002 when the neighborhood was still largely under construction. The nautical theme runs through the building's design — curved facades, a waterside orientation, and a name that nods to the harbor views.

At 44 floors with 320 units, it's a mid-scale building by Lakeshore East standards. The indoor pool is a genuine amenity. Units are well-proportioned with good lake and harbor views from the upper floors. Being an early-phase building, the finishes are showing their age in some units — buyers should budget for kitchen and bath updates in older units.

The Regatta has a loyal owner-occupant base and a well-established HOA. It's not the newest or flashiest building in the neighborhood, but it's solid, well-located, and competitively priced relative to newer towers.

Who Lives Here

A mix of long-term owners who've been here since the building opened and newer buyers attracted by the relative value compared to newer Lakeshore East towers. Skews slightly older than the rental buildings. Professionals, couples, and some empty nesters.

The Neighborhood

Waterside Drive puts you on the southern edge of the Lakeshore East residential cluster, with harbor views and easy access to the Riverwalk. The park is a short walk. The Loop is close. It's a quieter address than the Randolph Street buildings, with less street noise and more of a residential feel.

💡 Pro Tip

Value Play in Lakeshore East

The Regatta is one of the better value buys in Lakeshore East. You get the neighborhood, the location, and the indoor pool at a lower price per square foot than 340 on the Park or Cirrus. Budget for a kitchen/bath update and you'll be well-positioned.

🟠 Heads Up

Unit Condition Varies Widely

As a 2002 building, unit condition varies a lot. Some owners have fully renovated; others haven't touched the original finishes. Do a thorough walkthrough and factor in update costs.

The Good & The Not-So-Good

Wins

  • Indoor pool is a real amenity
  • Harbor and lake views from upper floors
  • Quieter address on Waterside Drive
  • Competitive pricing relative to newer Lakeshore East towers
  • Strong owner-occupant culture

Watch Out

  • Early-phase building — some units need updating
  • Finishes in older units show age
  • No pedway access
  • Parking is additional

The Verdict

4.0
Excellent — The Regatta

The Regatta is a solid, well-located condo building that offers genuine value in one of Chicago's best neighborhoods. It's not the newest or most amenity-rich building in Lakeshore East, but the price-per-square-foot is competitive and the location is excellent. Best for buyers who want Lakeshore East without the premium price tag of the newer towers.
