"Chicago's tallest residential tower — and it earns the superlative."
Upper Level's exclusive rating for Chicago winter survivability — indoor parking, pedway access, CTA proximity, and wind exposure.
St. Regis Chicago (formerly Vista Tower) is the tallest building in Chicago designed by a woman — Jeanne Gang's second major contribution to the Chicago skyline, and arguably her best. At 101 floors, it's the third-tallest building in Chicago and the tallest residential building in the city.
The building is genuinely exceptional. The architecture is stunning — a series of stacked glass volumes that shimmer and change color with the light. The units are finished to a hotel-level standard. The views from the upper floors are among the best in any residential building in the world. The amenity package is comprehensive and well-maintained.
The hotel component (St. Regis brand) means hotel-level service standards for residents. Valet parking, 24/7 concierge, and a level of attention to detail that's rare in residential buildings. The HOA is well-organized and the building is in pristine condition.
Wealthy professionals, executives, and some international buyers. This is one of Chicago's true ultra-luxury buildings. The price point filters heavily — you're looking at $800K minimum for a one-bedroom. The community is smaller and more private than most downtown towers.
Lakeshore East at its best. Millennium Park, the lakefront, the Loop, and the river are all within walking distance. The pedway connection gives you winter access to much of downtown. The neighborhood is quiet, well-maintained, and has excellent transit access.
From floors 70+, you can see four states on a clear day. The lake views are unobstructed. The city views at night are among the best anywhere. If views are your priority, nothing in Chicago competes.
As a St. Regis resident, you have access to hotel services including room service, housekeeping, and spa treatments at preferential rates. This is a genuine perk that most residents underutilize.
Pedway access, valet parking, covered drop-off, and a warm lobby make this one of the best winter buildings in the city. You can genuinely go weeks without being exposed to the elements.
The building is new enough that the reserve fund is still being built up. Review the HOA financials carefully and ask about the reserve fund trajectory. Special assessments are less likely in a new building but not impossible.
St. Regis Chicago is the best residential building in Chicago, full stop. The architecture, the views, the service, and the condition are all exceptional. The price is equally exceptional — this is one of the most expensive buildings in the city. If you can afford it, there's nothing better. If you can't, Aqua Tower is the same architect at a lower price point.
