One Chicago is the newest major residential tower in River North, completed in 2022. It's a mixed-use development with condos, rentals, a hotel, and a Whole Foods at the base. The building is impressive by any measure — 76 floors, 812 units, and an amenity package that rivals NEMA.
Being new means everything is in excellent condition. The finishes are high-quality, the technology is modern (smart home features, app-based access), and the building management is still in its honeymoon phase. The River North location is excellent — you're in the heart of Chicago's most vibrant neighborhood, steps from restaurants, bars, and the CTA.
The trade-off is that the building is still finding its identity. At 812 units, it's enormous, and the community hasn't fully formed yet. The Whole Foods in the building is genuinely convenient but also means more foot traffic through the lobby.
A mix of young professionals, couples, and some families. The building attracts people who want to be in River North specifically — close to the restaurant scene, the galleries, and the nightlife. The condo floors skew slightly older than the rental floors.
River North is Chicago's most vibrant downtown neighborhood. Restaurant row on Randolph Street is a 10-minute walk. The gallery district is right there. The Chicago CTA stop gives you Red and Brown Line access. The riverwalk is walkable. It's the most "city" feeling of any downtown neighborhood.
The Whole Foods is accessible directly from the building lobby — you don't need to go outside. In winter this is a genuine quality-of-life improvement. The store is well-stocked and not as crowded as the Michigan Avenue location.
The HOA is still establishing its processes and financials. The reserve fund is being built up. Get involved early if you buy — the decisions made in the first few years will shape the building for decades.
No pedway access, but the Chicago CTA stop is literally 2 minutes away and has a covered entrance. Combined with the Whole Foods in-building, you can minimize winter exposure significantly.
River North is loud on weekends. The building is well-insulated but units facing Superior Street or Clark Street will hear bar noise on Friday and Saturday nights. Ask about the specific unit's noise exposure before committing.
One Chicago is a strong building in an excellent location. The newness is a genuine asset — everything works, everything looks good, and the management is attentive. The River North location is hard to beat. The main question is whether 812 units is too many for your taste and whether the price is justified. For most buyers, it is.
