All information on this page is based on pre-sales materials, architectural filings, and developer announcements. Ratings are preliminary and will be updated once the building opens and residents move in. Occupancy is expected in TBD.
2800 North Sheridan is a proposed 28-story, 303-unit mixed-use rental tower at the northwest corner of Sheridan Road and Diversey Parkway in East Lake View, steps from Diversey Harbor and Lake Michigan. The project is developed by Chicago Development Partners and Continuum Capital, who acquired the site — formerly home to the Ida and Norman H. Stone Medical Center — for $17.25 million in December 2025.
Designed by Antunovich Associates, the tower features cascading bay window facades and would rise 324 feet. Plans include approximately 10,500 square feet of ground-floor retail, 150 parking spaces, 414 bike parking spaces, and 8,600 square feet of second-floor amenity space. As of March 2026, developers revised the proposal upward from 24 to 28 stories. The project is pending community review and city approval.
We will publish full ratings once the building opens.

The project plans for 414 bike parking spaces — one of the largest bike parking allocations of any Chicago residential tower. For cyclists, this will be exceptional.
As of March 2026, the project was revised upward to 28 stories and is still undergoing community review and city approval. Construction has not yet begun.
