All information on this page is based on pre-sales materials, architectural filings, and developer announcements. Ratings are preliminary and will be updated once the building opens and residents move in. Occupancy is expected in 2026.
111 Point is an office-to-residential conversion at 111 W Illinois Street in River North β the former Midwest headquarters of Salesforce. Developed by WindWave Real Estate in partnership with Path Construction and Chicago Development Partners, the $64.5 million project converts floors 5 through 10 of the building into 153 Class-A apartments.
Designed by Pappageorge Haymes, the conversion transforms the former office floors into modern residential units while repurposing the existing lobby as a residential entrance. As of April 2026, the project is nearly complete and expected to open in spring 2026, making it one of the first completed office-to-residential conversions in Chicago's current wave of downtown adaptive reuse.
The River North location is excellent β Grand Red Line is 0.3 miles away, and the building sits between Clark and LaSalle on Illinois Street, close to the riverwalk, restaurants, and galleries. The lower floor count (10 stories) means views are not a primary selling point, but the River North address and brand-new interior finishes are strong draws. We will publish full ratings once residents move in.

River North is Chicago's gallery district and one of its best nightlife neighborhoods. Illinois Street sits between Clark and LaSalle, close to the Chicago River, the riverwalk, and the Red Line at Grand. The building is surrounded by restaurants, bars, and galleries.
As of April 2026, 111 Point is nearing completion. The Chicago Sun-Times reported the project is one of seven office-to-residential conversions under construction in Chicago. Expect leasing to begin soon.
Office-to-residential conversions often price below comparable new-construction apartments to attract initial tenants. The River North location at Grand and Illinois is genuinely excellent, and the brand-new finishes will be a draw.
111 Point is one of Chicago's first completed office-to-residential conversions and a strong entry-level option in River North. The location is excellent, the finishes will be new, and the former Salesforce pedigree means the base building is well-maintained. We will publish a full review once leasing opens in spring 2026.
