What is Upper Level Chicago?

Upper Level Chicago is an independent editorial review site covering high-rise residential buildings in downtown Chicago. I review condos, rentals, and mixed-use towers across Streeterville, River North, the Loop, South Loop, Gold Coast, and the West Loop.

I started this because I couldn't find a single honest resource. Every review site was either sponsored by the building, written by a broker with a referral fee, or so generic it could apply to any building in any city. I wanted something different.

Like which buildings have a 10-minute elevator wait during morning rush. Which lobbies look great in photos but smell like the restaurant on the ground floor. Which 'resort-style pools' are the size of a bathtub. And which buildings hit you with a special assessment six months after you move in.

So I built Upper Level — the resource I wish I'd had. Honest reviews based on actually living in and around these buildings, not just touring the model unit on a Tuesday afternoon when everything looks perfect.

My reviews cover 109 buildings and counting. I rate each building across seven categories, publish resident intel that you won't find anywhere else, and give you a straight verdict on who each building is — and isn't — right for.

My principles

I do the homework you can't.

Every review is built from real research — site visits when possible, verified resident feedback, and public records. When I do use developer materials, I say so — and I tell you what's missing.

I work for the renter, not the building.

Upper Level Chicago will never accept payment from developers, brokers, or property managers to influence a review. If I connect you with a vetted realtor or agent, I'll tell you exactly how that relationship works. My only obligation is to the person trying to figure out where to live.

Real resident intel.

My Intel tags — Heads Up, Tea, Win, Pro Tip, Winter — are sourced from verified current and former residents, real reviews, public forums, and my own research. I curate and publish the stuff that doesn't appear in any listing.

Updated, not archived.

Buildings change. Management companies change. Amenity quality changes. I revisit and update my reviews on a rolling basis, not just when a building opens. I'm pro-growth and believe in supporting the development that makes cities thrive.

How I rate buildings

Every building is rated across seven categories on a 1–5 scale. The overall rating is a weighted composite. Here's exactly what each category measures:

Amenities
Quality, maintenance, and actual usability of shared spaces and facilities.
Location
Walkability, transit access, proximity to services, and neighborhood character.
Value
Price-to-quality ratio relative to comparable buildings in the same market.
Management
Responsiveness, professionalism, and resident communication quality.
Views
Quality, consistency, and uniqueness of views from typical units.
Condition
Physical state of common areas, mechanical systems, and building envelope.
Winter Score ❄️
How well the building and its location hold up during Chicago's brutal winters.

Understanding Intel tags

Intel tags are short, sourced tips from current and former residents. Each tag type signals a different kind of information:
